1. Definitions
In these Terms and Conditions: "Sebsan Counsel", "we", "us", and "our" refer to the legal practice operating at 38/9 Rama IX Road, Huai Khwang, Bangkok 10310, Thailand. "You" and "your" refer to the person accessing our website or engaging our services. "Services" means the inheritance legal services described on this website and in our engagement documentation. "Agreement" means these Terms and Conditions together with any written engagement summary provided to you.
2. Acceptance of Terms
By using our website or enquiring about or engaging our services, you accept these terms. Use of the website or submission of an enquiry form constitutes acceptance. If you do not accept these terms, please do not use the website or contact us for professional services.
Our services are available to individuals aged 18 or over who have the capacity to enter a legal agreement. We do not provide services to minors without the involvement of a parent or legal guardian.
3. Nature of Services
Sebsan Counsel provides legal services relating to inheritance and estate matters under Thai law. Our three principal services are: Estate Planning Conversation, Probate and Administration Help, and Inheritance Dispute Guidance. Each is described in more detail on our solutions page.
Our services are advisory and representational in nature. We do not provide financial advice, tax advice, or investment guidance. Where these intersect with an estate matter, we will indicate the point at which you may wish to consult a specialist in those areas.
Services are available to clients based in Thailand and, via remote consultation, to clients based outside Thailand who have matters connected to Thai estates.
4. Engagement and Scope
A professional engagement begins when both parties have agreed to a written engagement summary setting out scope, steps, and fee. Submission of an enquiry or payment of a deposit does not in itself constitute an engagement; this is confirmed in writing.
If the scope of a matter changes during an engagement, we will raise this with you and agree in writing on how to proceed before any additional work begins. No extra work is undertaken without your prior written agreement.
5. Fees and Payment
Starting fees for our services are published on our website and are quoted in Thai Baht. These are starting fees for a standard engagement. Where a matter is more complex or involves additional scope, this is discussed and agreed before proceeding.
Payment terms are set out in each engagement summary. We may require a deposit before commencing work on certain matters. Invoices are issued in Thai Baht and are payable within the period stated on the invoice.
We do not offer refunds where work has already been undertaken in good faith in accordance with the agreed engagement. If you wish to discontinue before completion, we will invoice for work done to that point and refund any unused deposit.
6. Client Responsibilities
You agree to provide accurate and complete information relevant to your matter. Providing incomplete or incorrect information may delay your matter and may affect the accuracy of our advice. We accept no liability for consequences arising from information you have provided that is later found to be incorrect.
You agree to respond to our requests for information or documents within a reasonable time. Delays on your part may extend the timeline of your matter and may affect our ability to meet court or procedural deadlines.
7. Confidentiality
We treat all information you share with us in the course of an enquiry or engagement as confidential and subject to professional privilege. We do not disclose client information to third parties except where required to progress your matter (with your knowledge) or where required by law.
You agree to treat any advice or documentation we provide as confidential and not to share it in a way that could compromise legal privilege or harm the conduct of your matter.
8. Intellectual Property
All content on this website — including text, layout, and branding — is the property of Sebsan Counsel or its licensors. You may not reproduce, distribute, or use website content for commercial purposes without our written permission.
Documents and advice prepared for you in the course of an engagement are prepared for your specific use. They are not intended as general legal precedents and should not be used as such.
9. Disclaimers
Legal advice is inherently dependent on the specific facts of each situation and on the law as it stands at the time of advice. We provide advice to the best of our knowledge and professional judgement; we do not represent that any particular outcome will result from following our advice.

10. Limitation of Liability
Our liability to you in connection with any engagement is limited to the fees paid by you in that engagement. We are not liable for indirect losses, loss of profit, or consequential damages arising from the services, except where such limitation is prohibited by law.
Nothing in these terms limits our liability for fraud, wilful misconduct, or any matter where limitation would be unlawful under Thai law.
11. Termination
Either party may end an engagement by providing written notice. If you terminate, we will invoice for work completed to that point. If we terminate (which we would do only in exceptional circumstances such as a conflict of interest arising or your failure to provide necessary information), we will provide reasonable notice and assist you in finding alternative representation if possible.
12. Dispute Resolution
These terms are governed by the laws of the Kingdom of Thailand. Any dispute arising from these terms or from an engagement that cannot be resolved informally will be referred to the courts of Bangkok, Thailand. We encourage you to contact us first if you have a concern — most issues can be resolved through direct conversation.
13. General
If any provision of these terms is found to be unenforceable, the remaining provisions continue to apply. Our failure to enforce a right does not constitute a waiver of that right. These terms, together with any written engagement summary, represent the full agreement between us in respect of any engagement.
14. Changes to These Terms
We may update these terms from time to time. Changes will be posted on this page with an updated "last updated" date. Continued use of the website or engagement of our services after changes are posted constitutes acceptance.
